What it solves

Determining the highest-value use of a land parcel or house requires manually gathering and cross-referencing zoning, parcel, ownership, permit, market, comp, and risk data, then reasoning about multiple investment strategies. This is slow, inconsistent, and leaves deal-killing risks hard to spot early.

Built for Real estate investors and acquisition teams — including land investors, wholesalers, and analysts — working within organization accounts (owner, admin, analyst, acquisition manager, and viewer roles).

Overview

ZoningSignal AI analyzes a land parcel or house to recommend the best investment strategy, why it wins, how confident the system is, and what to do next. Users pick Land or House, enter an address, and the system pulls zoning, parcel, permit, market, and risk data through a modular provider layer, then scores strategies like wholesale, subdivide, build-to-sell, flip, BRRRR, and buy-and-hold. A risk detector flags deal-breakers, an AI report explains the ranking in plain English with confidence and cited data categories, and a permit/entitlement pathway lists likely approvals and required professionals. Users save and compare analyses and export PDF deal memos, with subscription plans and usage limits.

What this demonstrates

It builds a strategy-specific scoring engine combining zoning, market, parcel, and risk signals into opportunity, likelihood, difficulty, confidence, and risk scores. It shows a modular data-provider abstraction that degrades gracefully and lowers confidence on missing data, encrypted provider keys, an AI report layer with explicit guardrails against inventing zoning rules or guaranteeing outcomes, and server-side PDF deal-memo generation, all inside multi-tenant accounts with usage tracking.

What makes it different

ZoningSignal AI: enter an address, discover the highest-value use — with strategy-specific scores, not one vague number.

  • Strategy-specific scoringEach strategy gets its own opportunity, likelihood, difficulty, risk, and confidence scores.
  • Show confidence and uncertaintyMissing data lowers confidence, and uncertainty is never hidden.
  • Cite the data usedReports name the data categories behind each conclusion.
  • Never guarantee approvalsThe app does not invent zoning rules or guarantee resale, rental, or permit outcomes.
  • Recommend verificationIt points to the professional and permit reviews still required.
  • Provider failures don't crash analysisMissing providers degrade confidence rather than break the run.
